Rental standards for Clyde townhouses and units
Attached homes in Clyde must meet the same 15 Victorian rental standards as houses. Where shared walls, shared bins and owners corporation rules make a difference.
In short: Townhouses and units carry the full set of standards. The differences are practical: leaks can come from next door, bins may be shared, and apartments have one narrow heater concession.
Same standards, different building
Clyde's newer estates include rows of townhouses and some small unit blocks. Every one of the 15 standards applies to them, whether the property is a freestanding house or shares a wall.
Leaks from above and beside
In a two storey townhouse or a unit, a stain on a ceiling or wall can start in the neighbour's bathroom or a shared roof. The report records it and notes when the source appears to be outside your lot, so the owners corporation can be involved.
Bins and shared services
Some developments use shared bin areas. The vermin proof bins standard is about the renter having access to suitable rubbish and recycling bins, so we note what is provided and where.
The apartment heater concession
Apartments can be excused from installing an energy efficient heater where owners corporation rules or cost make it unreasonable, as long as a fixed heater is in place and the renter is told before signing. No other standard is relaxed.
